Important Information
- THERE IS NO GRACE PERIOD: Payments must be received at the Town Office by the close of business on the due date or must be postmarked by the United States Postal Service on or before the due date to avoid interest and penalty.
- Assessment vs. Taxes: Property taxes are calculated by multiplying the assessed value of your property by the tax rate. While you can't change the tax rate, you can dispute the assessed value of your property. For questions regarding assessed value or the grievance process, please contact the Listers' Office at 802-896-6184.
- Change of Address: If your mailing address changes, please let us know right away. Address changes must be submitted in writing. Please complete the fillable form on our website to notify us of the change.
- Escrow Accounts: We are required to mail tax bills to the owner of record, regardless of whether your taxes are escrowed. We strongly recommend contacting your mortgage company to ensure they have your most current tax information.
- Online Bill Pay: Payments sent through your bank's online bill pay service may not receive a USPS postmark. If your payment arrives after the due date without a qualifying postmark, it will be considered late. Please allow sufficient mailing time.
- Property Transfers: Tax bills reflect ownership as of April 1st of each year. If you purchased property after April 1st, the tax bill will be issued in the previous owner's name. Taxes are typically prorated between the buyer and seller at closing. Please contact your closing attorney if you have questions as to who is responsible for paying the tax bill. Our office does not handle arrangements for prorated taxes.

How to Pay:
- Mail Payments: Checks must be made payable to Town of Stratton and mailed to 9 West Jamaica Road, Stratton, VT 05360. Payments must be received at the Town Office by the close of business on the due date or must be postmarked by the United States Postal Service on or before the due date to avoid interest and penalty. For receipts, please include a self-addressed, stamped envelope. Post-dated checks will not be accepted.
- In Person or via Secure Drop Box: Payments can be made in person at the Town Office during office hours or left in the drop box located to the left of the front door. Payments left in the drop box after 3:00 PM on the due date are considered late and subject to interest and/or penalty. For receipts, please include a self-addressed, stamped envelope.
- E-Checks/ACH: The Town of Stratton accepts electronic check payments using our online payment service, Municipay. A per transaction fee of $1.50 will be charged by the payment processing company for this service. https://payments.municipay.com/vt_townofstratton
- Credit/Debit Card: The Town of Stratton accepts credit/debit card payments using our online payment service, Municipay. A per transaction fee of 3% ($3.00 minimum) will be charged by the payment processing company for this service. https://payments.municipay.com/vt_townofstratton
- Over the Phone: Payments can be made over the phone using your credit/debit card or bank account by calling our automated phone payment system at 802-896-8810.
- Automatic Tax Payment Program (Direct Debit): Complete the Auto Pay Enrollment Form to have your tax payment automatically withdrawn from your checking or savings account on the due date. This form must be returned to the Treasurer's office no later than two weeks prior to the installment due date for your payment to be automatically withdrawn. Click here for enrollment form.
